Salt film. Oceanfront and near-beach homes pick up a fine salty film from the wind. It dulls windows, glass rails and siding, holds onto sand and dirt, and is hard on metal fixtures. A regular gentle wash keeps it from building up.
Sea fog and marsh dampness. Homes on the marsh and the creeks stay damp into the morning. North-facing and shaded walls grow green algae and black mildew first, and screen porches collect it in the corners.

Insurance paperwork. Some POAs and regimes ask contractors for a certificate of insurance. We’re licensed and insured, and certificates of insurance are available for HOAs and property managers on request.
Stain colors. A wash doesn’t change your home’s look, but staining a deck, fence or other wood in a new color may need architectural review approval first. Check with your POA before choosing a stain color.
